FirstVane licenses verified homeowner property records to contractors on an exclusive
territory basis. Every other lead source in the trades sells the same homeowner to several
companies at once; FirstVane sells a market to one company and takes it off the board.

Records are compiled from public county assessor and parcel records and from federal open
data, then enriched with measurements and storm history that are not present in any
assessor file.

## What is in a territory file

- **Property address, city and ZIP** for owner-occupied housing stock in the territory
- **Owner name** and owner type (owner-occupied vs. investor/landlord owned)
- **Year built and home age** — the file is built from aged housing stock, not new construction
- **Measured roof size** — the building's actual footprint in square feet, and the estimated
  roof area in squares. This is measured from building geometry, not estimated from the
  house size, and it does not appear in assessor records.
- **Roof complexity** — each roof graded Simple, Moderate or Cut-up from its measured
  outline, so a contractor can see how involved the job is before quoting it
- **Hail exposure per address** — the largest hail size recorded near that specific property,
  how far away the report was, and how many separate storm days it has seen, from NOAA
  Storm Events data
- **Census area income and owner-occupancy** — U.S. Census figures for that block group,
  describing the neighbourhood, not the individual owner
- **Coordinates and local lead density** — so a crew can work a block instead of driving
  between doors

## How it works

1. **Tell us your market.** One line — the city or metro actually worked. We check it
   against what is still open and answer either way.
2. **Lock the territory.** If it is available it is assigned to one company in writing, and
   it comes off the board that day.
3. **Records arrive monthly.** A fixed volume for that territory, on the same schedule
   every month.
4. **Nobody else gets that file.** For as long as the subscription is current, those records
   are not licensed to another company in the same trade.

- **Not intent leads.** These are homeowner property records for a market — the raw material
  for canvassing, direct mail and outbound — not homeowners who have submitted an enquiry.
- **Not a guarantee of results.** No representation is made about conversion, appointments
  or revenue. What is sold is the data and the exclusivity, nothing beyond that.
- **Not a consumer credit or financial product.** Income figures are Census neighbourhood
  statistics, never an individual's income, and no consumer financial data is held.
